We love our pets too and understand they’re part of the family, which is why we want to help make it possible for tenants to bring them along when moving into a new home. To ensure homeowners feel comfortable allowing pets in their properties, we have clear guidelines in place. These include pet screening, additional deposits or pet rent, and in some cases, breed or size restrictions. While some properties do not allow pets, we are always happy to work with tenants to find a pet-friendly home that fits their needs. Our goal is to create a balance—making sure pet owners feel welcome while giving homeowners peace of mind.

Our Pet Policy

Breed Restrictions

Some properties have specific breed restrictions in place, often due to insurance policies or homeowner preferences. Commonly restricted breeds may include certain large or strong dog breeds such as Pit Bulls, Rottweilers, and Dobermans. While we understand that every pet is unique, we must honor these restrictions to respect the homeowner’s requirements. We’re happy to discuss any questions about breed policies and help find a home that works for both you and your pet.

Weight & Size

Some rental properties have weight or size restrictions for pets, typically to help minimize potential damage and maintain the home’s condition. Most weight restrictions are under 50lbs. These limits can vary by property but often apply to larger dog breeds. We’ll always be transparent about any size-related rules and will work with tenants to find a home that accommodates their pet’s needs whenever possible.

Pet Rent & Pet Deposit

For pet-friendly properties, there is a monthly rent fee of $35 per pet to help cover additional wear and tear. Additionally, a non-refundable pet deposit of $250 per pet is required at the time of move-in. These fees help ensure the property is well-maintained while allowing tenants to enjoy the comfort of having their pets at home.

Pet Screenings

We require pet screening for all pets to help ensure a good fit between the pet, the property, and the homeowner’s expectations. This simple process gathers information about your pet’s age, breed, behavior, and vaccination history. It helps us maintain safe and respectful rental environments while giving homeowners peace of mind when allowing pets in their property.

Service Pets

We understand the importance of service animals and are committed to helping individuals with disabilities find housing that meets their needs. While some properties may have general pet restrictions, service animals are not considered pets and are protected under fair housing laws. We work closely with both tenants and property owners to ensure reasonable accommodations are made and will do our best to match tenants with homes that support their rights and needs.

In Idaho, service animals—including emotional support and assistance animals—are protected under federal and state housing laws. Under the Fair Housing Act (FHA), landlords must make reasonable accommodations for tenants with service or emotional support animals, even if the property otherwise enforces a “no pets” policy. Landlords cannot charge extra pet rent, deposits, or fees for these animals but tenants are responsible for any actual damage beyond normal wear and tear. Breed, size, or weight restrictions cannot be applied broadly to service or support animals—each request must be assessed individually, focusing on whether the specific animal poses a direct threat or would cause substantial property harm . Additionally, landlords may request documentation only if the disability or need for the animal isn’t obvious; they cannot ask for proof of training, certification, or detailed medical records.
